Atwell Martin are delighted to present this superb one-bedroom apartment situated within the historic Grade I Listed Brewhouse building at Plymouth’s iconic Royal William Yard. Combining the architectural character of this landmark waterside development with contemporary open-plan living, the property also benefits from the significant advantage of its own allocated parking space.
The Brewhouse forms part of the impressive collection of former naval buildings that make Royal William Yard such a distinctive place to live. Upon entering the building, residents are greeted by a magnificent communal atrium showcasing the scale and character of the original architecture, with both stairs and lifts providing access to the various floors.
Internally, the apartment is light, airy and beautifully characterful, with a combination of exposed stonework, engineered oak flooring, panelling and impressive full-height glazing creating a home that feels entirely in keeping with its historic surroundings while providing all the conveniences of modern apartment living.
The heart of the property is the impressive open-plan living, dining and kitchen space. Full-height glazed doors provide an attractive outlook across the central courtyard while allowing an abundance of natural light into the room. There is ample space to create clearly defined sitting and dining areas, making this a particularly sociable space for both everyday living and entertaining.
The contemporary kitchen is neatly incorporated into the room and provides a range of fitted cabinetry complemented by stainless-steel work surfaces and integrated appliances, maintaining a clean and streamlined appearance.
A particularly useful addition is the separate utility cupboard, providing plumbing for a washing machine together with shelving and additional storage, helping to keep the main living accommodation uncluttered.
The generous double bedroom also enjoys an attractive outlook towards the courtyard and benefits from two sets of fitted wardrobes, providing excellent built-in storage without compromising the available floor space.
The bathroom is finished in a contemporary style, with a bath and shower over, wash hand basin and WC complemented by tiled finishes and a heated towel rail.
Further practical storage is provided by an external storage cupboard located immediately outside the apartment, a particularly useful feature for apartment living.
One of the property’s most valuable additions is its allocated parking space. Parking within Royal William Yard is highly desirable and adds a significant level of convenience, particularly for an owner occupier wanting to enjoy everything the Yard has to offer while retaining the freedom of having their own vehicle close at hand.
Royal William Yard itself has established a reputation as one of Plymouth’s most distinctive and desirable waterside destinations, offering an exceptional lifestyle setting overlooking Plymouth Sound and the River Tamar.
The historic former naval buildings now accommodate an excellent collection of restaurants, cafés, bars and independent businesses, creating a vibrant community and allowing residents to enjoy an impressive choice of places to eat, drink and socialise virtually on their doorstep.
The surrounding waterfront provides wonderful opportunities for walking and enjoying Plymouth’s coastal setting, while regular events and activities throughout the Yard contribute to its unique atmosphere. Despite the feeling of being within its own waterside community, the development remains conveniently positioned for access into Plymouth city centre, the historic Barbican, Plymouth Hoe and wider transport connections.
Offering the rare combination of Grade I Listed architectural character, contemporary accommodation, a prime waterside setting and the considerable benefit of an allocated parking space, this is an excellent opportunity to acquire a home within one of Plymouth’s most recognisable developments. The property would make a superb permanent residence, city base or investment opportunity, and an internal viewing is highly recommended.
