A striking one-bedroom mezzanine apartment situated within Plymouth’s iconic Royal William Yard, offering dramatic proportions, soaring ceilings and an abundance of architectural character, together with stylish contemporary accommodation and a number of thoughtful upgrades.
This impressive apartment offers a wonderfully individual layout, successfully combining the scale and character of the original building with contemporary open-plan living. From the moment you enter, the exceptional ceiling height and sense of space immediately set the property apart from a more conventional apartment.
The main accommodation is arranged around a spacious open-plan kitchen, living and dining area. A large original-style window provides a superb focal point, introducing plenty of natural light while emphasising the historic character of the building. The generous proportions allow the room to be arranged into distinct areas for relaxing, dining and working from home without compromising the open and sociable feel of the space.
The contemporary kitchen has been designed to integrate neatly into the living accommodation, with clean-lined cabinetry, integrated appliances and a practical peninsula separating the kitchen from the main living area. Additional mood lighting has been installed around the kitchen ledges, while the original lighting has also been upgraded, creating a particularly warm and atmospheric setting during the evening.
Rising above the living accommodation is the apartment’s impressive mezzanine bedroom, which is undoubtedly one of its defining features. The generous upper level makes excellent use of the remarkable ceiling height and creates a dramatic loft-style bedroom overlooking the accommodation below.
Glass balustrading maintains the feeling of openness between the two floors, while the exposed structural framework provides a striking reminder of the building’s industrial heritage. The combination of these original features with crisp white finishes gives the bedroom a distinctive contemporary feel while retaining the character that makes properties within the Yard so unique.
The mezzanine is further enhanced by an automatic skylight which has been fitted with bespoke blinds. This brings additional natural light into the upper level and, together with the vaulted ceiling, creates an impressive sense of volume and openness.
The shower room is finished in a clean and contemporary style, with modern tiled finishes, a wall-mounted wash basin and a large fitted mirror with integrated lighting. A chrome heated towel rail and carefully considered fittings complete the room, creating a smart and practical space that complements the rest of the apartment.
The property has also benefited from the installation of a new boiler, providing a valuable recent improvement for the next owner.
The character of the apartment continues into the building itself, where the communal areas retain an impressive collection of original architectural features. Exposed stone walls, substantial timber beams and cast-iron columns sit alongside contemporary glass and modern finishes, creating an entrance and approach that immediately reflects the history and quality of the development.
Royal William Yard itself provides an exceptional backdrop to the property. Positioned on Plymouth’s waterfront, the historic development has become one of the city’s most sought-after lifestyle destinations, combining striking period architecture with an excellent selection of restaurants, cafés, bars and leisure facilities.
The waterfront setting is a particular attraction, with opportunities to enjoy waterside walks, nearby coastal routes and the marina, while ferry connections provide a convenient and enjoyable link across Plymouth’s waterfront. Devil’s Point and Firestone Bay are also close at hand, making the location particularly appealing for those who enjoy walking, sea swimming and spending time by the water.
Despite its distinctive waterside setting, the Yard remains conveniently placed for Plymouth city centre and the wider city, making the apartment equally well suited to those looking for a permanent home, city base or distinctive property in one of Plymouth’s most recognisable locations.
Overall, this apartment offers a rare combination of dramatic architecture and modern comfort. The soaring ceilings, mezzanine bedroom, original structural detailing and expansive open-plan accommodation give the property a genuine sense of individuality, while improvements including the new boiler, automatic skylight with bespoke blinds and upgraded lighting add further appeal.
