Atwell Martin are delighted to present this substantial and characterful Georgian townhouse, occupying an enviable position on Durnford Street in the heart of historic Stonehouse. Arranged over four floors and offering an exceptional amount of versatile accommodation, this impressive home combines generous proportions, period character and far-reaching views towards Stonehouse Pool, the River Tamar and across towards Cornwall.
The property immediately makes an impression with its handsome period façade and elegant proportions, while internally the accommodation offers a wonderful sense of space throughout. Period features remain an important part of the home’s character, with high ceilings, decorative cornicing, feature fireplaces and large windows creating bright and impressive rooms.
On the entrance level, the generous living room provides a superb principal reception space, with a large bay window allowing plenty of natural light into the room and a striking feature fireplace providing a natural focal point.
Alongside sits the separate dining room, another beautifully proportioned reception room with period detailing and its own feature fireplace. This is an excellent space for both everyday dining and entertaining, with the scale of the room allowing for a substantial dining table and additional furniture.
Extending towards the rear of the property is the impressive kitchen/diner, measuring over 10 metres in length and providing a fantastic heart to the home. Offering extensive cabinetry, plentiful preparation space and room for informal dining, this is a wonderfully practical and sociable space. At the far end of the kitchen is a useful utility area, providing dedicated space for laundry appliances and additional storage, with direct access out to the rear courtyard garden.
The first floor provides two generous double bedrooms, both offering excellent proportions. The principal bedroom is particularly impressive, with large windows providing an abundance of natural light and creating a wonderfully spacious retreat. The principal bedroom benefits from a particularly striking and generously proportioned en-suite, finished with plenty of character and featuring a beautiful freestanding roll-top bath.
The second double bedroom on this floor also enjoys its own private en-suite bathroom, providing excellent additional facilities with a bath and shower over. Having en-suite facilities to both of the first-floor bedrooms adds considerably to the practicality of the accommodation while retaining the generous proportions expected of a home of this period.
Continuing to the second floor are a further double bedroom and a single bedroom, together with the home’s substantial family bathroom. Particularly impressive in scale, the family bathroom features a large inset bath alongside a separate walk-in shower, creating a superb space for a busy household.
The bedrooms on this level provide further flexibility for family members, visiting guests or those requiring dedicated home-working accommodation, while the overall arrangement gives the property an excellent balance of bedroom and bathroom space across the upper floors.
The top floor is perhaps one of the property’s most interesting and versatile spaces. The converted loft has most recently been enjoyed by the current owners as a cinema and entertainment room. Its generous proportions provide a wealth of possibilities for the next owner and could potentially lend itself to use as an additional bedroom, home office, games room, hobby space, snug or private retreat, subject to a buyer satisfying themselves as to any necessary building or regulatory requirements for their intended use.
This fantastic room also enjoys access to a private roof terrace/balcony, providing an elevated outdoor space from which to take in the impressive outlook across Stonehouse and towards the water. The far-reaching views from the upper levels are a particularly memorable feature of the home.
Outside, the property benefits from both front and rear outdoor space. To the rear is a sizeable enclosed courtyard garden, offering plenty of room for seating, planting and entertaining. Importantly, the courtyard also benefits from gated access and can double as off-road parking, providing an extremely useful and versatile feature in this central location.
The sheer scale and versatility of the accommodation are what make this property particularly special. With three double bedrooms, a single bedroom, the substantial converted loft room, two en-suites, an impressive family bathroom, two reception rooms, an extensive kitchen/diner and useful utility area, the house provides considerable flexibility for a range of purchasers.
